Project - Refurbishment of 4 cottages

Location - Wye, Ashford

The client had recently acquired four houses as part of a larger property purchase, these properties had not been occupied for many years and whilst they were structurally sound they were not of a standard that would enable the client to rent them on the open market. Logic PM were approached to carry out a condition survey and produce a schedule of works on the properties based on bringing them to modern rentable standard.

Once the surveys were completed, Logic CP produced costings for the required works and agreement was reached on the contract sum with the clients independent cost consultant which enabled Logic CP to be employed to carry out the project.

The core works were renewing the heating systems, rewiring the properties and new kitchens and bathrooms.  The properties were decorated and carpeted throughout.

Thermal improvements were carried out to the with upgraded insulation to the loft space, the renewal of some flat roofs with insulated coverings and the renewal of external windows with double glazed units.  The new gas boilers also had a high efficiency rating.

There were asbestos containing materials identified within the property and these were removed by licenced contractors as part of this scheme.

The gardens were heavily overgrown and were cleared as part of the works, in clearing the gardens two sheds were found!

The works were completed within the contract period and within the client’s budget.
